FAQ

Questions we hear every week.

What's the difference between pre-qualification and pre-approval?

Pre-qualification is a quick estimate based on what you tell us. Pre-approval means a loan officer has reviewed your application, credit and documents, which gives sellers more confidence in your offer.

I'm self-employed. Can I still qualify?

Yes. Along with standard programs that use tax returns, we offer bank-statement loans that qualify you with your business or personal bank deposits instead.

Can I switch to Vanguard if I'm already under contract?

Often, yes. Call us as early as possible so we can review your contract dates and confirm we can meet your closing timeline.

How much do I need for a down payment?

It depends on the program. VA and USDA loans may require no down payment for eligible borrowers, FHA starts at 3.5% for qualified borrowers, and conventional loans have low down payment options. We'll show you the options side by side.

Do you finance new construction?

Yes. We offer direct lending for new construction, including one-time-close loans that cover the land purchase and the build in a single closing.

Do you work with Spanish-speaking borrowers?

Sí, hablamos español. We can walk you through the whole process in Spanish. Official loan documents are provided in English.
